Subdivision Checklist

To find out if your property is able to be subdivided you will need:

  • The site address.
  • The legal description of the site from the rates bill.
  • The Certificate of Title for the property. (order here)
  • From the Certificate of Title, you will be able to find out if there are any Easements or Covenants affecting the title? If so, copies of those documents will be required.
  • If it is a cross lease title (flats plan) or a unit title - you will need to contact us for specialist advice.
  • You will need to find the District Plan zoning affecting your property.  Click on the relevant Council to link to their planning maps.

Key things to look for:

  • Area - All Councils have rules relating to the minimum lot area required for subdivision.  Do you have enough area for at least two lots of the minimum size?  Note: most Councils exclude driveways from that minimum area.
  • Access - Can you get vehicle access past existing houses and to each site?  If your property already shares an access way, then the number of other users, the existing condition of the access, and passing bays are important to consider.
  • Drainage - Where are the existing sewer and storm water connections to the property and are they low enough to serve a building on the additional lot?  You can access public drainage information on line for Auckland, North Shore and Manukau.  For other Councils you will need to go and visit them to get this information (there is generally a fee payable).
  • Trees - If there are significant trees on site, are they positioned away from possible building platforms and proposed driveways?  Most Councils will require an arborist report if you are proposing to remove or impact on significant trees.
